What is a 4-point inspection?
A 4-point inspection checks four systems only, roof, electrical, plumbing, and HVAC. Most Florida insurers, including Citizens Property Insurance, require one for new-business applications on homes more than 20 years old.
How much does a wind mitigation inspection cost in Florida?
A standalone inspection typically runs $75 to $150, with South Florida a little higher than the rest of the state. Bundling it with a 4-point inspection on the same visit usually costs less than booking them separately.

How much can a wind mitigation inspection save me?
Homes built to the 2001 Florida Building Code or later, including the 1994 South Florida Building Code in Miami-Dade and Broward, are automatically eligible for a minimum 68% discount on the windstorm portion of the premium. Older homes can still capture partial credit feature by feature.

Who can perform a wind mitigation inspection in Florida?
Only licensed home inspectors with hurricane-mitigation training, certified building code inspectors, licensed general or residential contractors, professional engineers, or licensed architects may sign the wind mitigation form.

How long is a wind mitigation inspection valid?
Up to five years, provided no material changes are made to the structure and no inaccuracies are found on the form. A new roof or newly installed shutters restarts that clock for the affected questions.

No. A 4-point inspection is typically required at specific moments, mainly a new policy application on a home over your insurer's age threshold (commonly 20 years), and the report is usually treated as current for about 12 months rather than renewed on a fixed annual schedule.
