How to prepare before the inspector arrives

Fix what you can ahead of time. Citizens' own guidance is that "any serious hazards or deficiencies, such as exposed wiring, active leaks or evidence of leaks, should be repaired" ahead of your application, so a loose outlet cover, a dripping supply line, or a visibly aging water heater are worth addressing before the inspector shows up rather than after the report flags them. Clear access to the electrical panel, the attic, and under any sinks with visible plumbing, since the inspector needs to physically see each of the four systems, not just the general condition of the home. If your roof was replaced or repaired recently, have the permit or invoice on hand so the inspector can record an accurate installation date rather than guessing from a visual estimate.
